Hamptons trailer park once a secret haven of billionaires and million-dollar deals now faces listings asking shockingly less

Two different homes in the famed Montauk Shores — a trailer park that has long been a warm-weather escape for billionaires — can be yours for less than $500,000.

Mobile homes at the Montauk Shores skyrocketed in both popularity and prices over the past several years, with some trailers fetching multimillion-dollar prices.

As the summer of 2025 winds down, however, the in-demand community is offering some serious discounts.

A freshly listed two-bedroom is on offer for $450,000, according to an Out East listing update.

At 636 square feet, this seaside trailer offers a better price and arguably better views than a similarly sized Midtown condo. It also comes with a large deck, outdoor shower and internal laundry.

The relatively accessible listing is held by Corcoran agents Danielle Wilson and Gary DePersia, who also hold the park’s cheapest property on offer — a $419,000 one-bedroom abode. That circa-1983 home, which spans 600 square feet, listed in April for $430,000 and received a mid-summer price cut in July. The Out East listing cites a “motivated seller.”

Both properties sit just a short walk away from some of the best surfing in Long Island at Ditch Plains Beach.

Wilson and DePersia declined to comment on the two listings.

While these relatively low prices are by no means a bellwether — homes in Montauk Shores vary widely in condition, amenities and size — even the community’s highest-priced listings are offering discounts right now.

A luxury two-bedroom mobile home that listed for $2.45 million in late June reduced its price less than three weeks later, down to $2.19 million, according to Out East. Nearby, a three-bed that hit the market for $3.6 million in late 2023 remains on sale — now at a $1 million discount from the original price.

It was just a few years ago that Montauk Shores was racking up headlines for listing prices in excess of $3 million.

Montauk Shores was established as a blue-collar getaway for surfers in the mid-1970s, but it has since transformed into an elite playground for well-heeled Hamptons buyers.

Years of rising prices across the bluff’s 200-some homes culminated in the $3.75 million sale of an 800-square-foot trailer in 2023.

Today, hedge fund managers and CEOs live alongside old school surfers, sharing in community amenities like a heated swimming pool, clubhouse, community garden and basketball court.

Repeated discounts across the community could signal a cooling-off period from the fever pitch of the last few years, but cheaper prices are also a common sign of summer coming to a close. Either way, buyers should enjoy the relatively calm waters while they can.
